"How long will my roof last?" is one of the most common questions homeowners ask — and one of the hardest to answer precisely. Manufacturer warranties say one thing. Real-world performance in Indiana's climate says another.

Here is what you can realistically expect from each roofing material, and the factors that shorten or extend those numbers in the Evansville area.

Asphalt Shingles: 20–30 Years

Asphalt shingles are by far the most common roofing material in Evansville and across Indiana. They are affordable, widely available, and perform reasonably well in most climates.

3-tab shingles (older style): 15–20 years. Thinner, lighter, and less wind-resistant than architectural shingles. If your home has 3-tab shingles, it is likely approaching or past replacement age.

Architectural (dimensional) shingles: 25–30 years under good conditions. The standard for new installations today. Owens Corning Duration and GAF Timberline HDZ are the most common products in this category.

Impact-resistant (Class 4) shingles: 25–30+ years, with better resistance to hail damage that would otherwise shorten the lifespan of standard shingles.

What shortens asphalt shingle life in Indiana:

Metal Roofing: 40–70 Years

Metal roofing significantly outlasts asphalt in Indiana's climate. It handles hail, wind, and freeze-thaw cycles better than any asphalt product.

Steel standing seam: 50–70 years. The premium residential metal option. No exposed fasteners, excellent wind resistance, and minimal maintenance requirements.

Steel metal shingles/panels: 40–50 years. More affordable than standing seam, with exposed fasteners that require periodic inspection and resealing.

Aluminum: 40–60 years. Lighter than steel and naturally rust-resistant, but softer and more susceptible to denting from hail.

Galvalume (zinc-aluminum coated steel): 40–60 years. Good corrosion resistance, common in agricultural and commercial applications, increasingly used in residential.

What shortens metal roof life:

  • Improper installation — Metal requires experienced installers who understand thermal expansion and contraction
  • Dissimilar metal contact — Copper flashing against steel panels causes galvanic corrosion
  • Scratches through the coating — Exposed steel will rust if the protective coating is breached and not touched up

Wood Shake: 20–30 Years (With Maintenance)

Wood shake roofs are uncommon in new construction in Evansville but exist on older homes. They require significantly more maintenance than asphalt or metal.

Tile and Slate: 50–100+ Years

Clay tile and natural slate are rare in Evansville residential construction but occasionally found on historic homes.

Clay tile: 50–100 years. Extremely durable but heavy — requires a structurally reinforced roof deck. Individual tiles can crack from impact.

Natural slate: 75–150 years. The longest-lasting roofing material available. Expensive and heavy, but essentially permanent when properly installed and maintained.

Factors That Affect Any Roof's Lifespan

2. Attic ventilation — Inadequate ventilation is the most common cause of premature asphalt shingle failure in Indiana. Heat and moisture trapped in the attic degrade shingles from below. The fix is balanced intake (soffit vents) and exhaust (ridge vents or power vents).

3. Storm history — A roof that has taken multiple hail events will not last as long as one that has not. Indiana's hail frequency is a real factor.

4. Maintenance — Annual inspections, prompt repair of minor issues, and clean gutters all extend roof life. Deferred maintenance compounds quickly.

5. Attic insulation — Proper insulation reduces temperature extremes in the attic, which reduces thermal stress on shingles.

How to Tell If Your Roof Is Near End of Life

Age: If your asphalt roof is 20+ years old, start budgeting for replacement even if it looks okay. The adhesive strips that seal shingles together degrade with age.

Granule loss: Check your gutters after rain. Heavy granule accumulation means your shingles are shedding their protective coating.

Curling or cupping: Shingle edges that curl upward (cupping) or downward (curling) indicate moisture damage or age-related degradation.

Visible cracking: Cracks in shingles allow water infiltration and accelerate further damage.

Daylight in the attic: Any visible daylight through the roof deck is an immediate concern.

Multiple repairs in recent years: If you have had the same areas repaired repeatedly, the underlying issue is likely systemic — the whole roof is failing, not just isolated spots.
